An honest conversation about what really keeps homes sitting on the market in the East Bay — and what you can do about it.

No one wants to ask this question. But if your home has been sitting on the market in Oakland, Berkeley, El Cerrito, Kensington, or San Leandro — and it hasn't sold — the question deserves an honest answer.

This is not a list of polished talking points. This is a real perspective, shaped by years of working in the East Bay market. It may be uncomfortable in places. That's intentional.

PART ONE

Start with your agent's advice — and what you did with it

The first question I always ask a seller is: What did your agent suggest, and what did you actually do?

As homeowners, we see our homes differently. The salmon-colored kitchen that your daughter chose when she was two years old — that memory is priceless to you. To a buyer walking through for the first time, it's a project. That's not a judgment. It's just a different set of eyes.

The East Bay market is active. But understanding who is buying helps clarify why condition and presentation matter so much.

— Busy professionals with demanding careers and limited bandwidth for projects

— Growing families who cannot take on a remodel while raising children

— Buyers working within tighter financial ranges

None of these groups are looking for a lengthy renovation project on top of a high mortgage payment, a new property tax rate, and an insurance bill that never seems to go down. If you were in their position — would you want to take that on?

Maybe, if the price reflected it. Which leads to the second conversation.

PART TWO

What does your price say to the market?

Agents cannot tell you what your home is worth in a vacuum. What we can do is show you what the market is saying. And the market says everything.

If every updated home in your neighborhood is listed around $998,000 and yours needs significant work but is priced at $1,200,000 — what are you asking a buyer to conclude? That your home is worth $200,000 more than the turnkey one down the street? That math doesn't hold, and buyers know it.

"If no one bought your home at that price — you are the happy owner. You already have the keys."

PART THREE

Photos are not a nice-to-have. They are the showing.

I was once told by another agent: "Do you really think people won't come to your house because the pictures aren't great?"

Yes. That is exactly what I think. Because that is exactly what happens.

The first showing now happens online — before anyone schedules a visit. Buying a home is an emotional decision. People want to imagine their lives in a new space — lighter, brighter, full of possibility. They are not looking to inherit someone else's vision. They are building their own.

If your photos don't help them see that, they will keep scrolling. And if they do come to see a home that wasn't presented well, the offer will reflect that discount.

PART FOUR

If your listing expired — some honest questions to sit with

Before you move forward with a new agent or a new strategy, it helps to be honest with yourself about what contributed to the outcome.

Was I not listening to my agent's advice — even when it was hard to hear?
Did I choose to work with someone whose experience was in a completely different market?
Did I prioritize the lowest commission over the right expertise?
Was I emotionally attached to a price the market wasn't willing to support?

None of these questions are about blame. They are about understanding what the market was trying to tell you — so the next conversation can go differently.

And one last question worth sitting with honestly — would you buy your own home at that price? Because the market already answered that question. If no one made an offer, that's not a judgment on your home. It's information. The good news is, information can be worked with.
